1712 Studios is a two floor industrial warehouse in SODO. It is not one room with a divider in the middle. It is four spaces that each feel different, which is the whole reason a birthday here stops feeling like a rental and starts feeling like a night out. Fully indoor, so nothing about your plan depends on Seattle weather.
The big room. Double height ceilings, the dance floor, the Mackie system with subs, a DJ booth ready for your DJ, and a 110 inch screen for the photo reel of every bad haircut you ever had. This is the room the party ends up in.
Darker, lower, its own bar. This is where the people who came to talk go, and where the people who came to dance disappear to when they need ten minutes. One building, two completely different moods.

A 30th is usually 80 to 120 people, a DJ, and a bar that never stops. The Friday Night package was built for exactly that. A 40th tends to be smaller, louder, and later, and people want the Speakeasy open so the ones who came to talk have somewhere to go. A 50th and a 60th almost always means three generations in the room at once, which is where having two floors quietly earns its money: grandparents upstairs with a drink, everybody else on the floor.

The Friday Night package covers up to 120 guests in the Main Hall. The Saturday Package opens the Speakeasy too and covers up to 250. The full building holds 400. Here is the honest part about seating: we own 80 chairs, 4 round tables that seat about 40 people, and 2 six foot tables. A 120 person birthday here is a party that moves, with seating around the edges, not 120 people at assigned tables. If you need everyone seated all night, book fewer guests or rent more furniture.
Yes, on every package. You buy the bottles wherever you want, and our licensed bartenders serve them. Hard liquor is welcome. There is no per guest alcohol fee any more, bar service is included in the package price. Outside bartenders are not permitted, and nothing can be sold, so no cash bar and no cover charge. You bring a Washington banquet permit and we walk you through how to get it.
Bring whatever you want. There is no food and drink minimum and no approved caterer list. Your aunt cooking all day, a caterer, trays from your favorite restaurant, or a taco truck parked in the back garage. That is one of the main reasons people pick this building over a hotel.
Until 2am. Most Seattle venues stop at midnight, and most birthdays are not finished at midnight. Setup and breakdown happen inside your booked window, so plan for that when you pick your hours. There is a 15 minute grace period to load out, and overtime after that bills by the hour.

The Weeknight Mixer is $1,750 Monday through Thursday, 5pm to 10pm, up to 100 guests, and includes a bartender and one guard. Sunday Day Party is $1,750 for any 6 hours between noon and 10pm. Take a tour first, it takes about 20 to 30 minutes and costs nothing. If it is a fit, a signed agreement and a 50% deposit lock your date. Deposits are non refundable, but you can move everything you have paid to a new date within 12 months instead of losing it.
