A hotel will sell you a carpeted box, a projector cart, a per head food minimum, and a house caterer you did not choose. Some companies want that. If your team would rather have two floors of a SODO warehouse, their own caterer, their own playlist, and a room that photographs like a set, this is the other option.
Weeknight Mixer: $1,750 flat. Monday through Thursday, 5pm to 10pm, five hours, up to 100 guests, bartender and one security guard included. No food and drink minimum. No service charge.
1712 Studios is a two floor industrial warehouse in SODO, minutes from downtown and the stadiums. It is not one room with air walls. It is four spaces that each do a different job, which is why an agenda can start as a presentation and end as a party without anyone changing buildings. Fully indoor, so the December weather never becomes part of the plan.
Double height ceilings, raw brick, and a floor that holds a crowd. Full Mackie sound system, a 110 inch screen for the deck or the demo, a small stage for whoever has to say something, and a DJ booth for after they are done saying it.
The room where the actual conversations happen. Darker, lower, its own bar. Break out sessions in the afternoon, and the place your quieter people go when the mixer downstairs gets loud.
Open and double height. Catering and seated lunch early, then clear it and it becomes the second room at night. Useful when a day agenda has to turn into an evening.
Load in through a roll up door instead of a freight elevator and a service corridor. Vehicles, large product, staging, a coffee cart, or a food truck parked inside. Fully indoor.
Morning session in the Main Hall with the screen, lunch in the back, break outs upstairs, then the room flips and the day ends as something people actually enjoyed. Book hourly and pay for exactly the hours you use.
The December problem is that every hotel ballroom in Seattle is booked, expensive, and identical. This is the other option. Your caterer, your playlist, your bar, until 2am, with a flat number instead of a per head quote.
The Weeknight Mixer package was built for this. Five hours Monday through Thursday, 5pm to 10pm, up to 100 guests, bartender and a security guard already included. People stand, move between two floors, and actually talk.
Raw industrial backdrop, a roll up door big enough to bring the product inside, and a room that photographs like a set instead of a conference center. Sound, screen, stage, and WiFi included in every rental.
Closed the quarter, shipped the thing, hit the number. This is a building where a team celebration looks like a night out rather than a catered obligation in a room with a hotel carpet.
Smaller groups take the Speakeasy upstairs on its own energy. Be honest about seating though: with dinner tables set we seat about 50, and about 80 chairs only.
Most corporate events in this building are a weeknight, five hours, around a hundred people, with a bar. So that is a package with one number on it instead of a quote that takes four emails.
Flat. Extra hours are $175, and that price already pays the bartender, the guard and the manager for the extra hour. Deposit is 50% to lock the date. No service charge and no food and drink minimum, so this number does not quietly grow by 23 percent at the end.
Daytime offsites usually go hourly. Holiday parties usually go Friday or Saturday. Same building either way.
Sunday through Thursday, 4 hours, up to 120 guests, Main Hall plus cleaning. Dry event, no bar service. The cheapest way to put your team in this building. Extra hours $250.
Main Hall $250 an hour Sunday through Thursday and $300 Friday and Saturday. Main Hall plus Speakeasy $350 and $425. Full building $450 and $550. Cleaning $200 to $400. Add the bar later as a flat fee: $895 up to 100 guests, $1,395 for 101 to 200, $1,895 for 201 to 300.
Six hours in any window between 5pm and 2am, up to 120 guests, bartender, one guard, cleaning. $1,950 through December 31, 2026, then $2,450. Saturdays run $3,950 for up to 250 guests across two floors.
If your event sits, we are not your place and a conference hotel will make your team happier. If your event moves, this is the building. We would rather say that here than after your planner has driven out to SODO.
Other Seattle venues add 20 to 23 percent to the bottom of the invoice and call it service. We add zero. The number you take back to finance is the number you pay.
This is the wedge against hotels and restaurants. No per head spend, no approved caterer list, no $12,000 catering floor before the room is yours. Bring whoever feeds your team best.
Most of Seattle stops at midnight. A holiday party that is going well does not. The building is yours until 2am and it is written into the package, not sold back to you at 11:30.
4.7 on Google. 5.0 on Peerspace across 293 reviews. More than 200 events hosted in this building.
No. That is the single biggest reason companies leave hotels and restaurants for this building. There is no food and drink minimum, no approved caterer list, and no per head spend you have to hit before the room is yours. Bring the caterer your office already likes, bring trays from a restaurant, or park a food truck in the back garage. The venue fee is the venue fee.
The Weeknight Mixer is $1,750 flat: Monday through Thursday, 5pm to 10pm, five hours, up to 100 guests, with a bartender and one security guard included. Extra hours are $175, and that price already pays the bartender, the guard and the manager for the extra hour. If you do not need bar service, The Weekday is $1,200 for four hours Sunday through Thursday, up to 120 guests, Main Hall plus cleaning, with extra hours at $250.
Yes. Dry hourly rates are $250 an hour for the Main Hall Sunday through Thursday and $300 an hour Friday and Saturday. Main Hall plus the Speakeasy is $350 and $425. The full building is $450 and $550. Cleaning runs $200 to $400 depending on how much of the building you use. If you want to add the bar later, it is a flat $895 up to 100 guests, $1,395 for 101 to 200, and $1,895 for 201 to 300, which covers bartenders, guards, and full bar setup for up to six hours.
You bring the bottles on every package and our licensed bartenders serve them. Hard liquor is welcome. There is no per guest alcohol fee any more, bar service is included in the package price. Outside bartenders are not permitted and nothing can be sold, so no cash bar and no drink tickets exchanged for money. You provide a Washington banquet permit and we walk you through it. For dry events running past 10pm or over 100 guests, extra security is $55 an hour per guard.
A full Mackie sound system with subwoofers, a 110 inch display you connect your own laptop to, a DJ booth and setup area, a small stage, high speed WiFi, and a dressing room that doubles as a green room for speakers. Eighty chairs, four round tables that seat about forty, and two six foot tables come with the building.
No. Tell us early what your company needs before it can cut a check and we will work through it with you. Booking is a signed agreement plus a 50% deposit. We send a payment link directly, so nobody has to hand over a card over the phone.
Tours run about 20 to 30 minutes and cost nothing. Bring your planner, see the load in, test the screen, and leave with an exact number for your date. If it is not the right building for your event, we will tell you on the spot.
